Tenant Selection Criteria

Full name (first, middle, last):

Income: Monthly income excluding overtime and bonus before taxes must be at least three times the monthly rent. If self employed, signed income tax returns for last two years and a signed copy of IRS Form 4506 are required. Example: For monthly rent of $1,200, monthly income excluding overtime and bonus before taxes must be at least $3,600 ($43,200 per year) .

Debit to income ratio: Maximum required debit to income ratio is 43%.

I have NOT filed for bankruptcy.

Credit score: Minimum required credit score is 600.

Work history: Minimum one year with current employer or minimum three years with previous employer. Applicant must be in the same field of work for minimum of one year.

Rental history: Minimum one year at current residence with a valid lease and paying rent. References may be required.

Animals: No animals, including fish.

Renters Insurance: Renter’s insurance is required prior to move-in date.

Tenant(s) and occupant(s) must pass criminal background check (must not have a misdemeanor or a felony), have no evictions and must be non-smoker(s).

$60 non-refundable application fee per each applicant 18 years and older.

$50 non-refundable lease preparation fee is due after applicant is approved.
